The agreement

Terms of service

Version tos-v5-beta· beta. The plain-English structure below is the deal; the full agreement text is being finalized and will replace this page — you'll be asked to accept it when it does.

What LakeLife is

LakeLife is a third-party administrator: we run the booking, scheduling, photo-verification, and payment rails that connect lake homeowners with independent local crews. The services themselves — mowing, winterizing, hauling, storing — are performed by those independent crews, not by LakeLife.

Who you’re agreeing with

When a job is booked, the service agreement is between the homeowner and the crew — both sides accept these shared terms as the rules of that relationship. LakeLife administers it: one all-in price, photo-verified completion, and payment for a job released only after the work is done. A crew who holds a slot for a job you cancel late, or who makes a visit and cannot get in to work, may be paid for that separately — see what LakeLife charges, below.

What LakeLife verifies

Every active crew has insurance on file (a certificate of insurance, re-validated yearly; storage crews additionally carry custody coverage) and a W-9 with a valid EIN or SSN on file before they can be routed work. Verification of documents is the extent of LakeLife’s role — crews are independent businesses responsible for their own work.

What LakeLife charges

This says who pays what, and deliberately not how much. Every figure is shown to you on screen before you agree to it, and that is the one that binds — a rate written into this document would be wrong the day it changed, and you would still be held to it. Booking work as a homeowner, the price you are shown is the whole price for that job: LakeLife is paid out of it, the crew is paid their rate, and nothing is added at the door. Where the crew names the figure themselves — which includes any extra you ask for during a visit — LakeLife’s share is added to theirs and you are shown the total before you accept it. A job cancelled inside the stated window, or a visit a crew made and could not work, may be charged at an amount shown to you first. Those are the only two things you can owe for work that did not happen.

If you work as a crew

You are an independent business: the work is yours, you set your own rate, and you are paid the rate you set — or the reduced amount shown on an offer you chose to accept, which you are always free to refuse. Where you name the price yourself, LakeLife’s share comes out of that figure, and the percentage is shown to you before you set it. Asking to be paid ahead of the usual run costs a published percentage of that payment. A tip is yours in full and LakeLife takes nothing from it. If a customer is refunded for work that was not right, what you were paid for it can be reduced to match.

If you run a park

LakeLife administers your park; it never owns the park, the lots, or the homes on them, and it handles no cash. Your lease and your park rules are yours: LakeLife does not write them, takes no position on what they say, and does not host the signing of them. It never screens, scores or rates a resident. Once you tell us the day you took the park over, it will not bill for any month that began before it. LakeLife is paid an administration fee by the park itself, at the rate in that park’s own agreement and from a start month recorded for that park — never before one is set, and never charged to a resident.

If you rent a lot

Your agreement about the lot is with the park, not with LakeLife. LakeLife shows you what your park has recorded and takes no position on your park’s terms. Tell us you paid by cash or cheque and that is passed to your park — it is credited once the park confirms it collected it, because LakeLife never handles cash. If your park takes card payments here, that one is charged and credited straight away, and any card fee is shown to you before you pay. You never pay LakeLife anything: every charge you see here is your park’s, and what LakeLife is paid comes from the park, never from you. We never screen, score or rate you, and we only text you if you have said we may; one word stops it.
